Other points of interest
1. Cupola. You cant see it in the photo. The house has a cupola
with 360 degree screened and shuttered openings. This creates
a natural airflow through the many screened doors and windows.
It keeps the house cool and fresh.
2. Shutters. Heavy duty custom designed and constructed shutters
provide security and hurricane protection. We´ve been through
11 hurricanes on boats and know what it takes to keep a home
safe.
3. Screens. All doors and windows with hinged screens and locks.
In the hills above Las Terrenas there are NO mosquitos.
4. Private electrical transformer. When you buy this house you
also buy the transformer. You have a constant 240 volts.
5. Private water well. 160 feet deep. We first had water at 80
feet. I currently have the submersible well pump at 140 feet.
Unlimited supply of water.
6. New roof in 2005. The palm roof is good for five years. Main
part of the house has a cement roof with a four inch gap between
the cement and the palm. This alows for better cooling. The roof
also has a minimum of four feet of overhang so there is no need
to close any window durring rain.
7.Plumbing. All new in 2005. 3/4 inch delivery pipes with 1/2 inch supply to each fixture to eliminate pressure drop when more than one fixture is opened. Highly efficent on demand gas water heater for unlimited supply of hot water. Double water filters. One 20 micron and one 5 micron with charcoal. This filter system is also equipted with backflush mode.Two above ground cisterns with a total capacity of 1000 liters. 220 volt high pressure water pump with large pressure tank. Quick disconnect fittings at all necessary locations for easy maintinance. 220 volt 1 1/2 HP Myers submersible well pump with it´s own breaker and relays. Double check valves on the well pump.
8. Electrical. All outlets have been checked for proper polarity
and grounding. Each refrigerator is on it´s own breaker. Kitchen
appliances on their own breaker. All electrical loads have been
calculated and proper breakers installed. Rope lighting is installed
on entire permiter of terrace in the overhead beams for indirect
lighting at night. Low voltage lighting on all walkways. Motion
sensor lights at entrance gate, stairway, and kitchen door. 2.5
KW Honda generator for the rare times we are without power.
