The Dominican Republic is located in the heart of the Caribbean.  It is located just 1,000 kilometers southeast of Florida. It is an independent country in the West Indies, a region of the Caribbean Sea. It occupies the eastern two thirds of Hispaniola, the second largest island in the Greater Antilles.
Hispaniola lies between the islands of Cuba and Puerto Rico.  The Dominican Republic’s land area, 48,000 km, makes it equivalent to the US sate Maryland.
The capital of the Dominican Republic is Santo Domingo.  Once ruled by Spain, the official language of the Dominican Republic is Spanish.  The country is predominantly Roman Catholic with 95% percent of the population practicing Roman Catholic faith.
Previously dependant on the export of sugar and other agricultural products, the Dominican Republic has become the most popular tourist destination in the Caribbean.  Today tourism and the Dominican Republics free trade agreement the US and 5 countries in Central America have helped to stabilize its economy.
The Dominican Republic really does offer something for everyone.  For those who dream of a one-on-one with Mother Nature, a visit to Las Terrenas on the Northeast coast is like pulling up a chair on her front porch.

With the opening of a brand new International Airport, El Catey, located 30 minutes from Las Terrenas this year and the construction of a new highway coming in from Santo Domingo, the capital city, cutting traveling time down to 1 hour and 30 minutes, Las Terrenas has seen a boom in Tourism and much attention by local authorities and large international investors.

Tourism in Las Terrenas

As with much of the world's mountainous terrain, Samana peninsula is fortunate to have a number of picturesque waterfalls.

The most famous Las Terrenas adventure is: El Limón Waterfall, locally known as Cascada El Limón or Salto Del Limón.  Here you can take a 4 hour tour on horseback with local guides through tropical rainforests and small native villages and end the trek looking over the breath taking water fall of El Limon. 

Las Terrenas is located in the Samana Peninsula which offers a variety of excursions and activities in less than 2 hours time driving. 

From the twin capes of Rincon Bay in Las Galeras to Playa Bonita in Las Terrenas to Los Haitises National Park across the bay from Sanchez to Samaná in the heart of the peninsula, the sights and sounds of this tropical paradise will remain with you forever, haunting your memory and tempting you time and time again to return. “You may leave Samaná, but Samaná will never leave you".

Parques Las Terrenas

Located in La Barbacoa, a high end residential area in Las Terrenas, just 7 km from the center of town and lined with over 6 km of sandy stretching beaches. 

This area, La Barbacoa, has seen recent interest and development by some of this areas biggest investors and best developers.

Parques Las Terrenas is a natural park area developed and owned by Michel Bizet, a French founding father of the area.  The Parque has over 1,500,000 sq. mts., over 370 acres of rolling luscious hills with stunning ocean views, tropical gardens, and developments. 

Investment Opportunities in Parques Las Terrenas

After years of hard work, land development, and sales, the owner of the project, Michel Bizet is ready to sell.  There are about 1,000,000 sq. mts. available to purchase and the selling price is very competitive.  He will sell the whole project for $7 USD per sq. mt. with a total selling price of $7,000,000 USD. 

As mentioned before, single family home serviced lots of 4,000 sq. mts. 1 acre, are selling in this project for $35-$55 USD per sq. mt, which is $160,000 USD per acre.

How to get a return on your investment

Existing in these 1,000,000 sq. mts. that are available is a project called Los Pintores.  This project consists of 30 lots for single family homes around 3,000 to 4,000 sq. mts., .75 to 1 acre priced between $90,000 to $220,000 USD per lot. This is $30 USD to $55 USD per sq. mt.  (Remember selling price of $7 USD per meter)

Los Pintores is a great area that can be dedicated to an Artsy Caribbean Design Housing Project. 

There is room for at least 5 more projects similar to Ocean Breezes, in size of 100,000 sq. mts. or 25 acres.  These parcels include land with stunning ocean views, and also tropical garden land which is perfect for residential development.  These lots of 100,000 mts. will sell for the price of $15 USD per sq. mt bringing back $7,500,000 USD.  (A full return on your land investment) 

There are also areas for the smaller investors which would be perfect for the development of town houses.  There are 4 areas of 35,000 sq. mts., 8.75 acres, which would sell for $20 USD per meter, these lots totaling $700,000 USD each, bringing back $2,800,000 USD.  T

This area with town houses is a great area to develop in a modern and renewable energy style. 

We already have 2 investors looking for investments of this size and price to do projects of this nature right now.  They are just looking for the right land. 


Building Homes in Parques Las Terrenas

 

As you can see on the map, there is an area called the Ranch Club and the Cultural Zone and also a large existing office building.  This area covers about 5 acres of land. 

We recommend turning this area into 2 tennis courts, and a sports club.  This will be one of the features and selling points for residential buyers and developers. 

The ranch club can be kept with horses which will be available for home owners to use and tour the grounds by horse back.

The project will, of course, have sufficient security with armed guards and cameras.
